Here at J&S, we built our name on renovations and new builds. The difference between our business and many other builders that you may come across, is that our custom-built homes are exactly that: custom. We help you design and build your dream home from idea to reality, using our trusted and competent team of industry professionals.

How Does it work?

We'll be honest: building a new home is a lot of work. From deciding what you want, where you want it to what everything should look like, there are a lot of steps. From idea to execution, our team takes every measure to ensure that you're satisfied with the process, as well as the new home construction itself. While there are small, niche steps that may be unique to each build, here's how the process works:

• We consult with you to view the lot (or potential lot) that you're planning to build on
• We view any blueprints that you may have, or discuss what these should look like
• Once the blueprints are complete, we talk about materials, timeline, and costs
• It's important to ensure that the appropriate permits are obtained based on where and what the construction is going to be (commercial, personal, St Catharines or Niagara-on-the-Lake, and so on) 
• From there, we start scheduling the steps to make your home a dream come true from foundation to framing, walls to flooring and finishes
• As each step progresses, such as pouring the foundation, we will update you about the process and estimated finishing times for the major steps
• As we get closer to major milestones, such as the bathroom sinks being installed, the required fixtures and finishes need to be ready for installation: get your picking-out-pants on! (We mean, head to the right store and be ready to make some exciting decisions)

What SHOULD WE CONSIDER?

Every custom-built home is different, and that's the point. Each family has different needs and wants which should be considered when planning both the layout, materials, and style of your home. While the biggest thing to think about is function, here are some of the most interesting considerations that we suggest, which you may not have previously thought of:

• Entry/exit doors: standard or jumbo-sized doors can make a big difference when trying to get the kids in and out, or you're carrying furniture and groceries in. Consider size and how major entrances will be used.
• Which floor your bedrooms are on: the practice of only having bedrooms on a second floor is becoming more popular, which is ironic considering the aging population in the Niagara region. With that being said, consider the resale value and functional value for your family both now and in the future, to determine if you'd like to keep at least one bedroom on the main floor of your home.
• Kitchen styles: your kitchen is one of the most-used rooms in the house. Check out our recent post on kitchen layouts here!
• Number of bathrooms: this is one of the areas where people rarely regret choosing "more" over "less!" When it comes to bathrooms, consider your family's size, usage, and schedules, as well as how these may be affected if you have guests!
• Sounds and soundproofing: when you're planning where to put common areas and bedrooms, it's important to consider how your family interacts. It might not make sense to have your master bedroom near the kitchen, but it might make sense for the kids' rooms to all be near each other and in earshot of yours. Think about how sound travels and where you might hear noises, when you may or may not want to.
• The fun stuff: while a great deal of planning to build a custom home is technical and functional, it's also important to remain excited about the process! From picking our your countertops and bathroom fixtures, to paint colours and trim, make sure you're having fun with it!
